Two Windermeres
The Town of Windermere is the small original village on the chain, a few thousand people, sand roads in places, with its own town hall and its own permitting. Almost everything else with a Windermere mailing address is unincorporated Orange County: Isleworth, Keene's Pointe, Lake Butler Sound, Casa del Lago, the Horizon West villages to the south. Which office reviews your court depends on the parcel, and the county property appraiser's record says which. The permits guide covers both.
Lots and lakes
The estate communities have the room for anything: a 34 by 64 pickleball court, a half court on a separate pad, a 60 by 120 tennis court on the lots that still have one or want one. What they also have is water. The Butler Chain is an Outstanding Florida Water, and lots on Lake Butler, Lake Down, Lake Tibet and the rest can carry organic soil near the shore and a maintenance easement along it. Before any concrete is ordered on a lakefront lot we probe the court footprint with a rod. Muck means the court moves inland or the muck comes out. The court is then graded so it sheds away from the lake, which the architectural review board and the county both want to see on the plan.
Horizon West is the opposite case: new lots, tight widths, retention ponds, and the same fitting problem as Lake Nona. A 30 by 60 court fits on many of them with the pool on the side.
Review boards
Isleworth and Keene's Pointe have architectural standards with opinions about fence material, pole height and visibility from the golf course. Aluminum picket fencing to match the pool enclosure is a common requirement; black chain link is accepted in some sections and not others. Lighting curfews are standard. The packet is the same one we prepare everywhere, site plan, elevations, colors, fixture cut sheets, photometric plan, plus a noise note for any court within 50 feet of a neighbor's lanai. Build the packet first, submit to the board, then the permit.
Costs on a Windermere lot
The same pickleball court construction process as anywhere, with three things that push the number up: aluminum fencing, extra fill and probing on lakefront lots, and tree work on the oak heavy older parcels. A fenced, lit court with aluminum fencing commonly lands $48,000 to $60,000. The cost page walks through a Windermere lakefront budget line by line. Tennis conversions are frequent here too; a lot of 1990s estate courts are getting four pickleball courts and a divider fence. Next door: Dr. Phillips.
Straight answers
Is my Windermere address in the Town or the County?
Check the parcel on the Orange County Property Appraiser site. Isleworth, Keene's Pointe and Lake Butler Sound are unincorporated Orange County; the Town of Windermere is the original village on the chain.
Can a court go near the lake?
Not in the shoreline easement, and we probe for muck first. The court is graded to drain away from the water. On most lakefront lots the court ends up 40 or more feet from the shore.
Does the HOA require aluminum fencing?
Some sections of Isleworth and Keene's Pointe do, to match pool enclosures. It roughly doubles the fence line. Ask the management company before the packet goes in.
